Founded in Belfast in 2007 by interior designer and energy consultant, Kate Miller, our team now operates across Northern Ireland. We have several regional centres including Belfast, Armagh, Derry/Londonderry and Coleraine. Regulations require that any property that is to be marketed for sale, or to let, must have an Energy Rating Assessment before it is marketed. The easiest and most cost effective way to order your EPC is online. Click "Existing Home EPC" to order your assessment.
The latest building regulations in Northern Ireland require that a proposed new dwelling at design stage must have a projected EPC rating. The easiest and most cost effective way to order your EPC is online. Click "New Build Home EPC" to order your assessment and SAP reports.

Methodologies for the Energy Rating Assessments of New and Existing Dwellings
Whether you require an energy assessment of a new home or an existing one, the methods of calculation are distinctively different:

RdSAP: Assessment of an Existing Dwelling
If your home was built before 2007, then we will survey your home, carry out all needed energy rating calculations and will produce the "Existing Dwelling Energy Performance Certificate (EPC)". The government has introduced the RdSAP methodology for the energy rating assessment of existing dwellings.
The process involves the following steps:
- Survey your home
- Calculate Energy Rating
- Produce Recommendations Report
- Lodge EPC in Register

Full SAP: New Build Assessments or On Construction EPCs
If your home was built after 2007, and has no EPC already, then the latest building regulations in Northern Ireland require an "New Build EPC".
Also, any new dwelling at design stage must have a projected EPC rating. This is usually submitted to Building Control for approval.
Various parameters, such as the Dwelling Fabric Energy Efficiency (DFEE) and Dwelling Emission Rate (DER) are produced and compared to government targets . As soon as the new build is completed a revised EPC must be prepared that will show if the building was constructed according to the initial specification. During the process we calculate U values of the walls, ceilings and floors.
The government has introduced the Full SAP methodology for the energy rating assessment of new dwellings and of dwellings created as a result of a change of use (i.e. commercial property converted to residential). The Full SAP method requires a lot more data input and consequently it is a more accurate methodology.
